- You will not use any automated means, including bots, scrapers, or similar tools, to access or interact with the Platform without our express written consent.

- You are strongly encouraged to seek independent financial, legal, and tax advice before making any investment decisions.
- Any investment decision you make is entirely your own responsibility.
FCA Disclaimer: PREPG3 is not authorised or regulated by the Financial Conduct Authority (FCA). Our investments are in physical property assets and are not classified as financial instruments. The protections afforded by the FCA regulatory framework, including access to the Financial Ombudsman Service and the Financial Services Compensation Scheme (FSCS), do not apply to investments made through PREPG3.
6. Investment Risks
All investments carry risk, and property investments are no exception. By investing through PREPG3, you acknowledge and accept the following risks:
- Property values can go down as well as up, and you may not recover the full amount of your original investment.
- Past performance is not indicative of future results. Historical returns should not be relied upon as a guarantee of future performance.
- Rental income is not guaranteed and may be affected by market conditions, void periods, tenant default, or changes in local rental demand.
- Property is an illiquid asset class. You may not be able to sell or exit your investment quickly, and the process of realising your investment may take considerable time.
- Tax treatment of property investments can change and depends on your individual circumstances. You should consult a qualified tax adviser.
7. KYC and Anti-Money Laundering
PREPG3 is committed to complying with all applicable Anti-Money Laundering (AML) regulations and Know Your Customer (KYC) requirements under UK law. As part of our compliance obligations:

8. Fees and Payments

- Management fees — PREPG3 may charge ongoing management fees for the administration and oversight of property investments. These fees will be clearly disclosed before you commit to any investment.
- Transaction fees — certain transactions may incur fees, including but not limited to acquisition costs, legal fees, and disbursements. All applicable fees will be outlined in the relevant investment documentation.
- Payment terms — all payments are due in accordance with the timelines set out in your investment agreement. Payments should be made via the methods specified on the Platform.
- Late payments — failure to make payments on time may result in interest being charged on overdue amounts, suspension of your investment participation, or other remedies as set out in your investment agreement.
9. Intellectual Property
All content on the Platform, including but not limited to text, graphics, logos, images, trademarks, brand names, data compilations, software, and design elements, is the property of Prime Executivess Property Group Ltd or its licensors and is protected by UK and international intellectual property laws.
You may not reproduce, distribute, modify, create derivative works from, publicly display, or otherwise exploit any content from the Platform without our prior written consent. Unauthorised use of our intellectual property may result in legal action.
10. Privacy and Data Protection

11. Limitation of Liability

- PREPG3's total liability to you for any claims arising out of or in connection with these Terms or your use of the Services shall not exceed the total amount of fees paid by you to PREPG3 in the twelve (12) months preceding the claim.
- PREPG3 shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, loss of revenue, loss of data, loss of business opportunity, or loss of goodwill, whether arising in contract, tort, or otherwise.
- PREPG3 shall not be liable for any failure or delay in performing its obligations where such failure or delay results from circumstances beyond its reasonable control (“Force Majeure”), including but not limited to natural disasters, acts of government, pandemic, war, terrorism, civil unrest, strikes, power failures, or internet service disruptions.
Nothing in these Terms shall exclude or limit our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under applicable law.
12. Indemnification
You agree to indemnify, defend, and hold harmless Prime Executivess Property Group Ltd, its directors, officers, employees, agents, and affiliates from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or in connection with:
- Your breach of these Terms or any applicable law or regulation.
- Your misuse of the Platform or Services.
- Any third-party claims resulting from your actions or omissions while using the Platform.
- Any inaccurate, misleading, or fraudulent information provided by you.
13. Termination
Either party may terminate this agreement at any time by providing written notice to the other party. Additionally:
- We may suspend or terminate your access to the Platform immediately, without prior notice, if you breach these Terms or if we are required to do so by law.
- You may close your account at any time by contacting us at info@prepg3.co.uk.
- Upon termination, any active investments will continue to be managed in accordance with the terms of the relevant investment agreement until they are properly wound down or transferred.
- Termination does not affect any rights or obligations that have accrued prior to the date of termination, including any outstanding payment obligations.
14. Dispute Resolution
These Terms and any dispute or claim arising out of or in connection with them (including non-contractual disputes or claims) shall be governed by and construed in accordance with the laws of England and Wales.
The courts of England and Wales shall have exclusive jurisdiction to settle any dispute or claim arising out of or in connection with these Terms. We encourage Users to contact us first to attempt to resolve any disputes amicably before pursuing formal legal proceedings.
15. Changes to Terms
We reserve the right to modify or update these Terms at any time. When we make material changes, we will:
- Update the “Last updated” date at the top of this page.
- Notify registered Users of material changes via email or through a prominent notice on the Platform.
- Provide reasonable notice before any changes take effect.
Your continued use of the Platform after the revised Terms have been posted constitutes your acceptance of the changes. If you do not agree with the updated Terms, you should discontinue your use of the Platform and close your account.
